New subdivision brings 36 homes

MT. BRYDGES - Council entered into a subdivision agreement with 2503544 Ontario Inc. regarding the Garden Grove Estates subdivision, Mt. Brydges, during their 15 March 2021 meeting. Located on the west side of Adelaide Road, north of Lions’ Park Drive in Mt. Brydges, the modest 36-lot development makes space for more new single-detached homes in town.

The County of Middlesex approved the draft plan of condominium on 27 October 2020. A zone change application has been completed, facilitating the use of the lands as a residential condominium development. A single private road will connect to Adelaide Road.

The application has been in-progress since 2019. An Open House was held on 26 September 2019, and a statutory public meeting held virtually on 15 June 2020. At the time, area residents’ main concerns revolved around increased traffic, for which the County Engineer said he will implement a “slip-by” lane on Adelaide Road.

This development also faced complaints over felled trees. On 8 September 2020, it was shared that 11 trees had been removed without permission. A compensation plan was approved by council on that day. A woodland buffer block and stormwater management pond are included in the plan of condominium.

The building frenzy in Mt. Brydges hasn’t slowed. Townhome construction beside Caradoc Community Centre continues. Woods Edge subdivision is seeing new construction recently; and at the south end of town, South Creek Subdivision continues to grow as well.

If you haven’t visited Mt. Brydges in a couple decades, it’s a very different looking town than you might remember.
