Almost half of the million dollar sales in the Rock Hill region come in this one spot

Indian Land and Fort Mill remain hot spots for big land sales, while pricey Lake Wylie homes remain a factor.

Three large sales made up most of the more than $220 million in Rock Hill region sales last month, just among transactions at $1 million. Those sales include apartments, gas stations, shopping areas and high-end homes.

Here, according to county land records, are the biggest May sales in the Rock Hill region:

The Indigo at Cross Creek apartments in Indian Land sold May 4 for $76 million. A company in Tampa, Florida bought two parcels at 2001 and 2080 Cramer Circle. They combine for more than 28 acres and have 375,000 square feet of apartment space built in 2017. The property along Collins Road is off U.S. 521, near where Charlotte Highway meets Dobys Bridge Road and behind the Publix shopping center.

A Dallas, Texas company bought the Brayden apartments in Fort Mill for $70 million. The 1217 Jocelyn Drive site includes 35 acres of property with 17 apartment buildings, a community building and a car wash. The apartment buildings range from two- to four-story, and were built in 2016. Brayden builder Standard Pacific Homes sold the property prior to the apartment construction in 2014 for almost $4 million. Post-construction, the property sold in 2018 for more than $51 million before the May 1 sale at $70 million.

April brought 17 million-dollar sales in Rock Hill area. One deal in May dwarfed them all

The Britax building in Fort Mill sold May 9 for $42.5 million. A company in Birmingham, Alabama bought the 53-acre site at 4140 and 4210 Pleasant Road, just south of Carowinds Boulevard at the Carowinds theme park. The more than 450,000-square-foot building and property sold prior in 2019 for more than $38 million and in 2013 for $25 million.

A more than 207-acre property on Big Allison Creek in Lake Wylie sold May 1 for $4.5 million. It’s listed as agricultural, but Hwy. 29 Commercial LLC of Monroe, North Carolina bought the site off Campbell Road just west of Hands Mill Highway and south of Daimler Boulevard. It’s beside other large properties, including more than 300 acres immediately west owned by homebuilder D.R. Horton. B&C Land Holdings owns almost 400 acres just north of the property, that runs along the south side of Daimler.

The Big Allison Creek property at 5954 Campbell Road sold for more than $3.1 million in 2008 and for roughly the same amount in 2014 before a $6 million sale last year.

A more than 2-acre property at 125 Evergreen Road in Lake Wylie sold May 23 for $4.4 million. It includes the 20,000-square-foot strip mall that’s been home to Anytime Fitness, Domino’s, Thai Fusion and several other businesses. Company SSSA of Monroe, North Carolina bought the shopping center built in 2008.

Almost 8 acres of property at 534 River Crossing Drive in Fort Mill changed hands May 30 in what’s listed as an almost $4.3 million foreclosure. Auto-Owners Insurance Company of Michigan acquired the property from Star Plaza LLC. The property has a more than 60,000-square-foot office building on it, constructed in 2001. The property is just east of the Sutton Road interchange at I-77, between large properties owned by Novant Health and Traditions at Fort Mill.

A more than 2-acre property at 4138 Dobys Bridge Road in Indian Land sold May 18 for almost $2.5 million. Twas Properties of Thomaston, Georgia bought the convenience store and drive-thru car wash site from Gate Petroleum Company. It’s beside the corner of Dobys Bridge and U.S. 521, or Charlotte Highway, and has frontage on both roads.

A 1,200-square-foot home on Coltharp Road in Fort Mill sold May 16 for $1.9 million. The property sits on almost 10 acres.

Almost 160 acres at 996 McAfee Court in York sold May 5 for $1.9 million. The property runs along York Highway, just west of Shiloh and Mt. Gallant roads. A Pineville, North Carolina company bought the mostly farm use site, with about 20 acres of the property listed for commercial use.

A more than 7,000-square-foot home on Montmorenci Crossing in Fort Mill sold May 25 for $1.9 million. The Springfield home was built in 2009.

More than 8 acres of farm use property in Fort Mill sold May 2 for almost $1.9 million. The sale is listed as a name change, with Clear Springs Land Company the most recent listed owner. The site is a needle-shaped property at I-77 and S.C. 160 that runs lengthwise along the interstate. It’s right in the path of right-of-way for major interchange improvements in that area that will add flyover bridges and widen S.C. 160 heading toward Fort Mill.

A 3,300-square-foot home on Rivergrass Lane in Lake Wylie sold May 18 for $1.5 million. The Handsmill on Lake Wylie home was built in 2020.

An almost 3,500-square-foot Windy Oaks Drive home in Fort Mill, on a Lake Wylie cove, sold May 4 for $1.4 million.

Rock Hill-based Ashlex bought a more than 4,000-square-foot service garage at 1437 Cherry Road in Rock Hill on May 22 for $1.3 million. The Cherry Road Automotive site was built in 2005.

A convenience store and car wash at 2460 W. Main St. in Rock Hill sold May 25 for $1.3 million. Chhabrias bought the 2-acre property with construction dating back to 1998. The site is a Quickmart Exxon.

A 2,000-square-foot River Oaks Road home in Lake Wylie sold May 17 for $1.2 million.

A 4,000-square-foot Three Kings Road home in the Trinity Ridge area of Fort Mill sold May 26 for almost $1.2 million.

A 4,500-square-foot Farm Branch Drive home in the Huntington Farms neighborhood of Fort Mill sold May 26 for almost $1.2 million.

An almost 3,600-square-foot home built last year in Lancaster, not far from Van Wyck, sold May 2 for more than $1 million. The home is on Townsend Road.

A 3,400-square-foot Mooreland Wood Drive home in Van Wyck sold May 3 for more than $1 million. The property is more than six acres, and the home was built in 2019.

An office building at Museum and Airport roads in Rock Hill sold May 26 for $1 million. The 274 Museum Road address has a 4,400-square-foot office built in 2008. Fleettalk LLC is the new owner.
