This history-rich village was named the most expensive neighborhood in Pennsylvania

A Philadelphia suburb is gaining attention as the most expensive neighborhood in Pennsylvania, according to one site.

Villanova, located roughly 11.5 miles away from the City of Brotherly Love in southeastern Pennsylvania, has an average home price of $3.76 million, according to CashNetUSA, an online lender. The village was ranked the most expensive neighborhood in the commonwealth in a recent study.

CashNetUSA ranked the most expensive neighborhoods in each state using data from Zillow, an online real estate platform. Neighborhoods with fewer than 10 listings were excluded from the calculations. Notably, villages or towns similar in size to neighborhoods within cities were considered their own neighborhoods for the purpose of CashNetUSA’s ranking.

What to know about Villanova

As Pennsylvania readers might know, Villanova is home to Villanova University, a Roman Catholic research university founded in 1842. The village sits near the center of the Philadelphia Main Line, a series of particularly wealthy suburbs located along what was once the original east and west tracks of the Pennsylvania Railroad.

Villanova was first recognized as a U.S Census Bureau-designated place in the 2020 U.S. Census, which estimated a population of 8,213 people for the village. Previously, Villanova was neither an incorporated area nor a census-designated place.

Nearly 97% of Villanova housing is owner-occupied, the Census Bureau reports. Roughly 77.3% of the village’s population is white.

The median household income exceeds $250,000, according to the latest census estimates, and the average commute time for workers in the area is roughly 20 minutes.

Traveling to Philadelphia aside, there’s plenty to do in and around Villanova. You might consider taking a trip to the King of Prussia Mall, visiting local gardens like Stoneleigh or Chanticleer or catching a show at the Villanova Theatre and the Bryn Mawr Film Institute.

A few local landmarks, including a bridge in Radnor Township and the historic Camp Woods Estate, are listed on the National Register of Historic Places.
